The brief
The owners wanted a true indoor-outdoor living space, not a screened box bolted to the house. That meant an insulated roof for real temperature control, clean framing that matches the home's architecture, and screening that disappears into the background.
What we built
A custom lanai addition with insulated roofing panels overhead and UV-resistant mesh on the walls. The insulated roof is the difference-maker: a foam core between aluminum skins blocks radiant heat, so the lanai stays close to shade temperature on days when a single-skin roof would be radiating heat down onto the furniture.
The sleek aluminum frame was custom-fitted to the house, and the finished structure added both usable living space and resale appeal. Privacy, shade, insect protection, and a place to eat dinner outside in July: one structure, all four jobs.
Lanai enclosure or patio enclosure?
The words get used interchangeably in Florida, and the structure matters more than the label.
